In field 47: Remarks is where you would list any important factors as you were reviewing the loan or a summary as to why a marginal loan was approved or a loan denied. This section should list compensating factors for marginal loans, why you included income with less than one year's history, acceptance of marginal credit, annotation concerning a debt that was disregarded, etc. THIS FIELD IS EXTREMELY IMPORTANT AND SHOULD BE UTILIZED BY THE UNDERWRITER IN MANY CASES TO DOCUMENT UNUSUAL CIRCUMSTANCES OR EXPLAIN THE REASONING FOR APPROVING/DENYING. It's purpose is to allow anyone reviewing the file to be able to easily follow your train of thought.
